At REeBroker Group, agents have the freedom to set their own commissions and structure deals in a way that works for both them and their clients. Whether you’re helping a buyer find their dream home or listing a property for sale, understanding how commissions and broker fees work is essential to maximizing your earnings.
How Agents Can Negotiate Commissions
As an agent at REeBroker Group, you have the flexibility to negotiate your commission with your clients, as long as the agreed commission covers the minimum broker fees plus the $1,000 refundable fee as required by the broker when you charge the minimum commission. This flexibility allows agents to tailor their services and compensation according to the complexity of the transaction and the level of service provided.
Buyer Representation Compensation Example
Suppose you negotiate a 3% commission with your buyer on a Buyer Representation and Broker Compensation (BRBC) Agreement. If the seller later agrees to pay only 2% on their side, you have the option to adjust the commission to match the seller’s contribution. This is done through the Modification of Terms-Buyer Representation Agreement (CAR® form MT-BR). Remember: the modification can only reduce the commission after an offer is submitted, not increase it, in accordance with NAR® settlement guidelines.
Before finding a property, however, you can increase your commission if both you and the buyer agree that additional work justifies it. The key is that all compensation adjustments must be clearly documented and mutually agreed upon.
Listing Compensation Example
When acting as a listing agent, you also have the freedom to set your commission. For example, if a seller hires you to list their home, you can determine your rate based on the market, services offered, and the broker fees at REeBroker Group. Additionally, you can charge for optional services, such as marketing, or transaction coordination, as long as these fees are agreed upon in writing and processed through escrow.
Broker Fees at REeBroker Group
REeBroker Group offers two fee structures for agents, and a third Referral Only plan:
1. Flat Plan:
- Standard real estate transactions: $500 + $200 for Risk Management per million of the final sales price.
- Additional fees may apply for high-risk transactions or optional services.
2. Capped Plan:
- Standard fee: 8% of the commission, plus Risk Management fees.
- Fees are capped at $15,000 per 365-day period based on your join or switch date. After reaching the cap, you only pay Risk Management fees for the remainder of the period.
Both plans provide flexibility and predictability, allowing agents to focus on growing their business while keeping overhead costs manageable.
3. Referral and License Park Plan
- In-House Referrals have no fees
- 10% for standard referrals
- If no referrals or any other activity is done within a 365-day period, a $120 fee will be invoiced
Getting Paid
Once escrow closes, agents can receive their commission directly and immediately with broker approval (meaning that after you have submitted your file for the broker’s review, the broker has reviewed your file and accepted it). For buyer-side commissions, make sure the BRBC and any RPA forms accurately reflect the agreed-upon compensation. If the buyer asks the seller to pay your commission, this must be clearly indicated on the RPA (section G(3)) and match the BRBC. Now with the new guidelines, if you will be paid from multiple sources, please use the CAR Form Realtor Acknowledgement and Disclosure (RAD).
Additional Opportunities
REeBroker Group also allows agents to:
- Charge transaction fees to buyers and/or sellers for additional services like TC or Marketing, paid through escrow.
- Even though it is now discouraged by CAR, if the sellers and buyers both acknowledge and approve, offer credits or rebates to buyers, as long as minimum commission requirements are met.
- Recruit other agents and earn bonuses for their closed transactions.
